The quick answer: watch the three films in release order
The correct order is Avatar from 2009, Avatar: The Way of Water from 2022 and Avatar: Fire and Ash from 2025. Release order is also story order. Each film continues Jake Sully, Neytiri and their growing family's life on Pandora.

Jake and Neytiri are raising Neteyam, Lo'ak and Tuk, along with adopted daughter Kiri. Spider, a human boy born on Pandora, is also deeply connected to the children. When the RDA returns, Jake moves the family away from the forest to reduce danger to their clan.
The Metkayina teach them to live with the ocean, breathe differently and form relationships with sea life. Lo'ak bonds with Payakan, a tulkun treated as an outcast. Kiri shows an unusual connection to Pandora and Eywa that the film does not fully explain.

Why Quaritch is alive again
Colonel Miles Quaritch dies in the first film. The later Quaritch is a recombinant, a Na'vi-like body carrying recorded memories and personality from the human soldier before his death. He is a continuation of that man's identity, but not a body that secretly survived the arrows.
This version has to confront information about his own death and a world that moved forward without him. His connection to Spider adds something the original soldier did not have to face in the same way: a son who grew up among the people Quaritch attacks.
